2024 International Codes with Town of Lochbuie amendments, comprising the 2024 International Building, Residential, Mechanical, Fuel Gas, Plumbing, Energy Conservation, Property Maintenance, Existing Building, and Swimming Pool and Spa Codes, together with the 2023 National Electrical Code, the 2023 Colorado Model Electric Ready and Solar Ready Code, and the 2025 Colorado Wildfire Resiliency Code. Adopted by Ordinance No. 2026-716, adopted May 19, 2026, which repealed and readopted Article 1 of Chapter 18 of the Lochbuie Municipal Code effective July 1, 2026. The residential code is the 2024 IRC, Chapters 1 through 44 inclusive plus Appendix Chapter BF, as amended by the thirty-six local amendments in Section 18-1-20(d). The codified Municipal Code still shows the superseded 2018 editions adopted by Ordinance No. 2019-646, because codification runs only through Ordinance No. 709 of October 7, 2025.
Ice & water shield

The Town of Lochbuie completed International Residential Code Table R301.2(1) at Municipal Code Section 18-1-20(d), and the table answers "Ice Barrier Underlayment Required" with "YES". The ice barrier provisions of the adopted 2024 International Residential Code therefore apply to every roof in town.

Not required — The Town of Lochbuie's building-code adopting ordinance, Ordinance No. 2026-716, adopted May 19, 2026, which repealed and readopted Article 1 of Chapter 18 of the Lochbuie Municipal Code and adopted the 2024 International Residential Code effective July 1, 2026, was reviewed in full, including its complete list of local IRC amendments; no provision requires impact-resistant (UL 2218 Class 4) roof covering, and the ordinance makes no amendment to IRC Chapter 9 (Roof Assemblies). The superseded codified article, which adopted the 2018 IRC by Ordinance No. 2019-646, was also reviewed in full and likewise contained no impact-resistance requirement. The Town's only roofing-specific local change is a permit-exemption threshold: shingle repair or replacement work not exceeding one square (100 square feet) of covering per building is exempt from permit. Ordinance No. 2026-716 separately adopts the 2025 Colorado Wildfire Resiliency Code, whose roof requirement is a Class A fire classification tested to ASTM E108 or UL 790, not an impact rating.
Repair permit threshold
ONE SQUARE. The Town of Lochbuie exempts small shingle work from the permit requirement and sets the line at one roofing square. Ordinance No. 2026-716, adopted May 19, 2026, which repeals and readopts Article 1 of Chapter 18 of the Lochbuie Municipal Code and adopts by reference the 2024 International Building Code and 2024 International Residential Code, amends Section 105.2 of the Building Code, Work exempt from permit, by adding Exception 14: "Shingle repair or replacement work not exceeding one square (100 square feet in area) of covering per building." Work above that area requires a permit. Municode records the ordinance as adopted May 19, 2026; it is published in the Town's ordinance library and the codified chapter has not yet caught up to it.
Wind design criteria
A design wind speed of 115 mph with no topographic effects and no wind-borne debris zone, in Seismic Design Category B. The Town of Lochbuie completed International Residential Code Table R301.2(1) at Municipal Code Section 18-1-20(d), and the completed table designates the town a special wind region. The same table sets a ground snow load of 30 pounds per square foot, severe weathering, a frost line depth of 30 inches, an air freezing index of 1,000 and a mean annual temperature of 45 degrees Fahrenheit, and directs that Manual J design criteria be site specific.
Deck & sheathing requirements
The Town of Lochbuie sets a decking gap tolerance the model code does not, but it sets it on the commercial side. Ordinance No. 2026-716 amends Section 1507.2.1 of the adopted 2024 International Building Code, Deck Requirements, "by adding a second sentence 'Gaps in solidly sheathed or plank decking shall not exceed 1/8 inch.'" The Town makes no matching amendment to the roof-sheathing provisions of the Residential Code, so for a one- or two-family dwelling the sheathing requirements of the adopted 2024 International Residential Code apply as published.
