Do you need a permit to replace a roof in Montezuma County, CO?

Montezuma County, Colorado

county

Cortez, CO

Not required

Montezuma County does not issue Certificates of Occupancy and does not have a building department, so no county building permit is issued for roofing or other construction in the unincorporated county. The county does issue address, septic and driveway (access) permits through its Planning & Zoning, Septic & Environmental Health, Addressing & GIS, and Road & Bridge departments, much of which can be completed through the county's online permit portal.

Montezuma County may require some projects to use the services of a qualified inspection agency to perform inspections during construction, per the City of Cortez, whose building department works with the Montezuma County Planning Department.

3.30% in unincorporated Montezuma County, and it is one of the lowest combined rates in Colorado because the county itself levies no sales tax at all. The components are the Colorado state rate of 2.9% and the Montezuma County Health Services District at 0.40%, whose boundary in the state rate tables is given as "Montezuma County Limits" and so reaches the whole county. THE ABSENCE OF A COUNTY RATE IS AN AFFIRMATIVE READING, NOT AN OVERSIGHT: Montezuma does not appear in the state-collected county sales tax table, and that table states its own rule at the head of the page - "if a county is not listed, that county does not have a sales tax." A figure attributing a county sales tax to Montezuma is wrong however plausible it looks. ONE DISTRICT CAN RAISE THIS AND IT TURNS ON THE PARCEL: the Cortez Fire Protection District levies 0.54% over "areas of central Montezuma county, including Cortez," so a job inside that district is at 3.84% while one outside it stays at 3.30%. Confirm which side of the district line an address falls on rather than assuming, because the district covers only part of the county. On use tax, the health services districts 0.40% is collected at titling and registration at the county motor vehicle office, so it reaches vehicles rather than building materials; no county use tax applies to materials, leaving only the states own 2.9%.
