The exemption is written for single-family residences; duplexes and multi-family buildings are not named in it. Iredell County's own guidance paper on the statute (revised December 2024) applies the same $40,000 figure, and its Building Standards FAQ states the exception for "1 and 2 family dwellings". An older County reference sheet reprinting G.S. 143-138(b5), still posted, prints the superseded $20,000 figure; the $40,000 figure applies to permit applications from October 1, 2023.
Wind design criteria
Iredell County Building Standards' Structural Design Criteria sheet (December 2024), which it says reflects "primary design criteria for construction within Iredell County", states: "The Ultimate Design Wind Speed is 115 per NCSBC 1609.3." and "The Ground Snow Load is 15 PSF per NCSBC 1608.2." Both figures are keyed to the North Carolina State Building Code (the commercial code); the County publishes no separate residential climatic and geographic design criteria table. The 115 mph figure is an ultimate design wind speed.
Roof layer limit / recover
Iredell County publishes no local layer limit; it enforces the 2018 North Carolina Residential Code, which the state has amended at its reroofing section. The state's amended text (R908.3): "Roof replacement shall include the removal of existing layers of roof coverings down to the roof deck and replacement of up to 15% of the total existing roof deck.
