BondIt is a clear, water-based bonding coat and bleed-through blocker that Topps specifies as a single first coat on well-adhered bituminous roofs, including BUR and modified bitumen, before its solvent-based Topps Seal coatings are applied. The product page says it improves Topps Seal adhesion to the bitumen and keeps bitumen distillates from discolouring the finish coat. Its technical data sheet lists 36.5 percent minimum solids, zero VOC, a 2-hour dry-to-touch time at 77 degrees F, coverage of 1 gallon per 100 square feet, 750 percent elongation and 500 psi tensile strength, and warns that it must not freeze.
