7860-LO is a single-component, low-odor, room-temperature-vulcanizing silicone roof coating and the coating in Neogard's Silicone systems for BUR and modified bitumen, concrete, metal, single-ply and spray foam roofs, which the maker says can be warranted for up to 20 years and can perform under ponding water. The Silicone M system page lists 270 psi tensile strength (ASTM D412), 350 percent elongation (ASTM D2370), water absorption under 1 percent (ASTM D471) and 2.9 metric perms at 30 mils (ASTM E96), and describes the coating as Energy Star and CRRC approved.
