The county's Land Use FAQ states a building permit is required for "all structures ... no matter the size," but answers "When do I not need a building permit?" with: "A building permit is not required for a fence, to replace a roof, roof mounted solar for a residence or a solar stand for residential use." Roof replacement in unincorporated Saguache County is therefore permit-exempt. For work that does require a construction permit, Article XIII of the Saguache County Land Development Code (effective April 19, 2022) applies to all structures or dwellings in the unincorporated county; permits expire two years from issue with one six-month extension available by Board of County Commissioners approval, and applicants must supply copies of approved State plumbing, gas, and electrical permits at completion.
