Permit process note
The Town's Building Department page states: "The Building Official is responsible for building permit review, inspections and code enforcement. The Town of Ridgway has adopted the 2018 International Codes, as amended in RMC 6-1. Please call the building office to confirm permit requirements before starting any work. All plumbing and electrical permits are handled by the State of Colorado." The town's 2018 IRC amendments (Ridgway Municipal Code Section 6-1-1, Section R105.2 "Work exempt from [building] permit") add: "11. Re-roofing less than 200 square feet. 12. Re-siding with similar materials less than 200 square feet," meaning re-roofing at or above 200 square feet requires a building permit under the town's own code language; roofing_permit_ required is set true on that basis for typical whole-roof jobs. The same amendments require a $75 town site permit for the enlarged 150-sq-ft accessory-structure exemption, a $75 site permit for exempt fences under 6 feet, and a $75 site permit for exempt low decks, and state permit fees generally follow Appendix L of the 2018 IRC (plan review fees at 65% of the building permit fee). Work must commence within 180 days of permit issuance. A Building Permit Application & Applicant Checklist, Demolition, Encroachment, Fire Suppression Tap, Flood Plain Development, Sign, Site, Stove, and Water & Sewer Tap applications are published on the Building Department page; there is no separate re-roofing-specific application form. No wildfire/ignition-resistant or "Class A" roofing material requirement was found in RMC Chapter 6, Section 1.
Inspection requirements
"A Certificate of Occupancy (CO) must be obtained before any building can be occupied." Inspections are scheduled by calling Building Official Jordan Batchelder at 970-626-5308 x216, and "a minimum 48-hour notice for planned inspections is very much appreciated." All plumbing and electrical permits/inspections are handled by the State of Colorado, not the town.
