Permit process note
Land Use Code Section 2.6.A states: "No development shall occur, nor any building be erected, moved, or substantially altered unless the Building Official has issued a building permit," and lists among the development that requires a building permit: "Any alteration that adds to the roof of an existing structure, whether it adds square footage to the structure or not." Section 2.8.A states: "Site plan approval is not required for an alteration to a roof line, although a building permit is required." Section 2.6.C states a building permit "shall be valid for a period of eighteen (18) months," becoming "null and void" if construction is not commenced in that time, extendable by up to one additional year on written request. Section 2.6.D states that after site plan and building permit approval, "the applicant shall be responsible for obtaining all necessary permits including without limitation building permits from the County, electrical permits, access permits, excavation permit, septic and well permits." Appendix A's Fee Schedule lists "Building Permits & Certification of Occupancy" at "$1,000 + $0.50 / sq.ft." under Code Section 2.6, with a footnote stating: "Listed fees are in addition to Summit County building permit fee. Additions/buildings under 400 sq. ft.: $500 + $.50/sq. ft. Single family homes/duplex/commercial: $1,000 +$.50/sq. ft." The Town's own Building Official issues Town of Montezuma building permits under the Land Use Code, and the Fee Schedule footnote indicates that a separate Summit County building permit fee also applies for construction within Town limits, in addition to the Town's fee.
