Permit process note
The county's building permit application states that "[s]eparate permits must be obtained for demolition, roofing, roof drainage, electrical, heating, gas grading, logs, plumbing, fireplaces, gas piping, fences, retaining walls, decks, out buildings and garages." Permit fees are set on a project-valuation sliding scale (e.g., $25 for $1-$500 of valuation, up to $6,325 plus $5 per additional $1,000 above $1,000,000). A permit is valid for one year and becomes void if work has not commenced within 180 days; extensions of up to two additional 6-month periods are available if construction has started.
Inspection requirements
Required inspections must be requested one working day in advance, and all final inspections must be completed on all items of work before occupancy is permitted. A Certificate of Occupancy must be issued, and an address posted, before a building may be occupied.
Adopted code
Las Animas County building permits require compliance with the International Residential Code (IRC). The county's building department page links to an online copy of the 2018 IRC for reference "for information only," noting its accuracy is unknown, so the exact locally amended edition/year could not be independently confirmed.
