The Building Department page states: "To apply for and submit a building permit application online, please click here to visit Community Core," and "A building permit is typically required for any structure exceeding 120 square feet and/or if electrical, plumbing, or mechanical systems are involved, regardless of size." The Town's "Simple Building Permit Application" (One-Stop) covers only Air Conditioner, Furnace, or Water Heater Replacements and Residential Fences; all other work, including re-roofing, requires the regular Building Permit Application, and a published "Re-roof Guide" is listed among the Town's Guides and Procedures documents. The page states: "We only issue building permits for addresses located within our Municipal Town limits. Any addresses outside of the Town limits will need to get their permit through Elbert County." All permits are subject to a 1.5% Town Use tax and a 1% County Use tax based on project valuation, and "BUILDING PERMIT FEES SHALL BE DOUBLED AS A PENALTY FOR ANY CONSTRUCTION COMMENCED WITHOUT A BUILDING PERMIT." Commercial spaces must submit a copy of their lease agreement with building permit applications.

"SAFEbuilt, Inc. assists the Town with building services, including architectural review, inspections, and issuance of building permits. To schedule an inspection or to find out the results of your inspection, please call 720-641-1956. Inspection requests received before 4:00 pm will be performed the next business day, except for holidays." For roofing specifically: "Reroof requires final inspection with a ladder provided onsite. Mid-roof inspection required when primary pitch is less than 4:12." Section 18-2-40 / IRC Table R301.2 design criteria are given as: ground snow load 35 psf, ultimate wind speed (Vult) 110 mph, and "ice barrier underlayment is not required."
