Permit process note
The Building Department page states: "Building Permits are required for new buildings, renovations, additions and most all other construction projects to ensure all structures within the Town are safe to occupy," and notes "As of 6/11/2026 permits will be processed and issued on Wednesday and Friday." The page lists "Residential One-Stop Permits (Usually issued the same day and do not require Plan Review)," which explicitly includes Roof Replacement alongside Water Heater, Residential Furnace/Boiler, Air Conditioner, Lawn Sprinkler Backflow Preventer, Siding, Gas Line Pressure Check, Sewer Repair, Electrical Sub Panel, and Electrical Service Upgrade (not exceeding 200a). Residential and commercial projects requiring plan review get separate checklists (New Residential Home, New Residential Stock Model, New Commercial). The page also states: "All commercial demolition, new builds, additions, and remodels are required to obtain [Southeast Weld] Fire District approval before obtaining a building permit." Inspection requirements
Building inspections are performed by Building Official Steve Jones of Charles Abbott Associates (phone 720-810-5751; department line 303-732-4281 x2) and are "usually performed the next business day if submitted by 3:00 p.m." via an online Request an Inspection form. The Town's roofing-requirements sheet requires a mid-roof inspection with "a minimum of 25% and a maximum of 75% coverage" completed at the time of that inspection, and requires the contractor to "provide access with a safe secured ladder." All commercial flat roofs (EPDM/TPO) require both a site-specific manufacturer's warranty letter and a Town inspection.

The Town's roofing-requirements sheet separately states "Current Code 2018 International Codes" and specifies, for roofing: an ice barrier extending "not less than 24 inches inside the exterior wall line of the building," drip edge required on roof edges, shingles rated to an "ultimate wind speed of 115 MPH - 3 second gust, or nominal 90 MPH wind speed," double underlayment for 2:12-4:12 pitches, and dimensional shingles prohibited under a 2:12 pitch.
