Permit process note

A "New Streamlined Application Process" (live 4/28/2023) lets applicants submit an online application, track permit status, request inspections, and download issued permits and approved plans through the "Community Connect" portal. All accessory structures over 120 sq ft (barns, garages, sheds, etc.) must meet Zoning Regulation design requirements — architectural rendering, elevation drawings, and site plans are required for Town review/approval before applying for a building permit. New Electrician License Contemporaneous Review Guidelines apply per the State of Colorado for projects requiring electrical work. The Town publishes a dedicated "Residential Reroofing Requirements" handout (Current Code cited as 2015 IRC): a contractor must provide access with a safe, secured ladder; a mid-roof inspection is NOT required for asphalt shingles but IS required for tile/slate; one overlay is permitted; ice-and-water shield is not required; asphalt shingles must meet Table R905.2.4.1's nominal 3-second-gust wind speed of 115 MPH; double underlayment is required for pitches from 2:12 up to 4:12; asphalt shingles cannot be used on pitches under 2:12; damaged/deteriorated vent caps or pipe/vent flashing must be replaced; adequate attic ventilation should be added if not existing; and "ALL PERMITS MUST BE FINALED."

Inspections are coordinated through SAFEbuilt/the Community Connect portal, which lets applicants "track permit status, request inspections and download issued permits and approved plans." An "Inspection Line" is published on the Town's Residential Reroofing Requirements handout: 1-720-641-1956. Per that handout, a mid-roof inspection is not required for asphalt shingle reroofs but is required for tile/slate reroofs, and "ALL PERMITS MUST BE FINALED."

The Town's separate Residential Reroofing Requirements handout, distributed through SAFEbuilt, cites "Current Code 2015 IRC" specifically for reroofing work (Table R905.2.4.1 wind-speed provisions, double-underlayment slope thresholds, etc.).
