Permit process note
The Building/Construction Permit Application includes a dedicated "ROOFING: Replacement/Repair of Existing Roofing" line item. Homeowners may perform their own re-roof work. A County Use Tax deposit of 2% on building/construction materials is required at permit issuance, alongside the Land Use Construction Permit fee (calculated from the approved fee schedule and building valuation data). Permits are valid for one year and lapse if there is no construction activity for a continuous 12-month period; renewal/extension is available through the Land Use Administrator. No more than two layers of roofing are allowed upon completion of a re-roof.
Inspection requirements
The permit holder must call for a Final Roof inspection, and a mid-roof inspection may also be required (consult the Building Department upon permit issuance); tile, metal, and other special roofing materials may require a mid-roof inspection as well. All inspections require a minimum 24-hour notice, and contractors must set ladders for the inspector.
Adopted code
All building in Conejos County must meet the 2018 International Residential Code, 2018 International Building Code, and 2018 International Energy Conservation Code.
